Turn time based upon the current estimated time in this re-finance market,
each individual order may be a few days more or less depending upon how soon we
are able to get into the property.

Non-Owner Occupied Properties
Single Family income property = non-owner** fee is $225. plus "normal" appraisal
costs.
**NON-OWNER INCOME PROPERTY APPRAISAL = URAR, + 216 Operating Income Statement
& Rental survey. 216 & Rental included with non owner SFR, ordered after
inspection of home, fee $275.

RECERT=Re-Assignment:
without comps $225. Drive-by of subject & form 1004D
This is a minimum scope of work per the 1004D form, driving by the property,
running new MLS to see if the value has not declined.
RE-TYPE -[RE-ASSIGNMENT] TO A NEW LENDER we inspected the home in 30 days or less
There is per USPAP no such thing as a re-assignment or re-type, that most
lenders are requesting.

Accept a new assignment for the same home, in the scope of work, we may or
may not need to re-see the subject, a new exterior photos will be the minimum.
$225. is the fee, drive-by & add form 1004D. This is only good if the home was
inspected in the last 30 days. Beyond 30 days, is a new appraisal, new
inspection, new photos, new comps.

Credit Policy
Please
take a moment to read our policy for payment of appraisal order.
We will
be calling your borrower in the next 24 hours, please let them know we "MAY" be
asking for a CREDIT CARD to secure this order & appointment time. This is
normally true if the home is located in an rural style area, where the appraiser
may have a longer drive to visit the home.
This
letter will explain our CREDIT POLICY for all Appraisal Reports.

We are a COD company. We collect COD at time of inspection for all appraisal
orders.

Will RFC Invoice Escrow for us? SIMPLE ANSWER IS YES:
We may
extend a “15 day COD” by way of collecting a CREDIT CARD
number, held as security, while our office waits for the closing escrow check.
The end of this 15 day grace period the credit card transaction completed & settled.
ORDERS REQUESTED INVOICE BILL US PAYMENT AT COE
You will
get a FAX & E-mail form GOP to fill out: Return this form to our office
today. You will receive a Guarantee of Payment form “GOP”. This is a two
page letter, please fill in the credit card you wish to secure this order with
and FAX back to our office. We will NOT be going to the home without this form
from YOU for any order that is INVOICE ESCROW. You can secure the appointment
with YOUR company credit card or your credit card, or if you have your borrowers
credit card, fill in the GOP and return to our office via FAX.
IMPORTANT
NOTE FROM VISA & MASTERCARD POLICY: The 15 day COD credit card you give
us, to make sure the credit card is VALID, we do run a “CAPATURE” transaction.
The “capture charge” will not be completed if we receive payment from escrow
within the 15 days. It will automatically drop from the credit card
company without ever being applied to your account, this is a service provided
by the MasterCard & Visa Card companies to see if the card is VALID. The
caution note: This is for a real credit card, if the Visa or Master is a DEBIT
CHECK CARD, when we apply for a VALID card “capture” but not settled
transaction, it will take the funds from your checking account and hold them for
30 days. To use the credit card policy, you should tell your borrowers to use a
real credit card, not a debit check card, to avoid any holding of money from
their checking account for 30 days.

RFC REFUND POLICY FOR ALL REPORT
CANCEL WITHIN 72 HOURS OF APPOINTMENT: Payment received by credit card, the borrower cancels the order, the borrower
will receive one half of the total fee collected as his total amount due of the
money back as a refund. This charge of half our fee will cover the cost of file
prep, MLS & other related costs associated with preparation of the appraisal
file.
SAME DAY CANCEL OR CANCEL AT THE DOOR: We have made available a
time slot for the borrowers appointment and the appointment is cancel for
any reason the same day of our appointment or cancel at the door for any reason, the full fee has
been earned and NO REFUND is due to the borrower. We can make a new
appointment with payment of a trip charge paid or in the case of cancel with no
intention of a new appointment, again no refund is due our full fee has been
earned. This statement is made
to comply with current Visa & MasterCard refund policy as for notice given in
public view of RFC Group credit card policy on refund.
Full Refund less the service fee shown charged by the credit card processing
agency, usually less than $25. is available only if cancel within 24 hours of
payment accepted by RFC Group [normally the day we call for the appointment] or
cancel by borrower or lender for what ever reason, within 72 hours of the
appointment. ALL Cancel shall be in writing to RFC office by
fax 888-727-0136. Disputes from borrowers after the completion of
the report for a refund due to home value not obtained or the lenders did not
fund their loan for what ever the reason, shall not be grounds for any refund
when paid by credit card. This refund policy is final. NO REFUND OF ANY
TYPE ONCE THE APPOINTMENT AND OR INSPECTION OF THE PROPERTY IS COMPLETED. PERIOD.
We will make an attempt to cover this policy with each credit card payee, our
only duty is to make this public policy, as posted on this web page with our
fees to our clients. It is intended for the lender to read & inform the
borrower if a dispute should arise the lender may refund any money to the
borrower.
